How is this different from an automated online estimate?
An automated estimate reads tax records and past listings; this one is built after looking at your actual house, its condition, its updates and the specific homes buyers will compare it to.
Automated models cannot see a finished basement that was never permitted, a new roof, a busy road at the end of the driveway or the condition of the house next door. They also lag the market, because they only know sales that have already closed and been recorded.
Does requesting a home value commit me to listing?
No — there is no listing agreement attached, and plenty of people request one a year or more before they sell.
