Selling your home in Louisville, Kentucky and Southern Indiana

Listing representation for owners in Louisville, Kentucky and Southern Indiana, priced from real data rather than a round number.

4 Things That Actually Decide What Your Home Sells For

  • Price - a CMA built by hand from homes like yours that actually closed nearby in the last six months, not an automated estimate.
  • Location - the one thing you cannot change, and the reason your ZIP code's own numbers matter more than the city's.
  • Condition - the prep that moves the number, and the repairs a buyer's inspector and lender will find first.
  • Marketing - how many of the right buyers see it in the first two weeks, while the most attention is available.

How long does it take to sell a home in Louisville?

31 to 75 days to go under contract, depending on the ZIP code — the average across the Louisville-area ZIP codes tracked on this site over the last twelve months. Closing adds about another month after that.

The spread is the whole story. St. Matthews averaged 36 days at 99.1% of asking across 504 sales. Old Louisville sold at 96.3%, with 8.42 months of inventory. Same city, same twelve months. Your ZIP code's own number is what matters, not the city's.

How long does it take to sell a home in Southern Indiana?

28 to 47 days to go under contract, from Borden at 28 to Charlestown at 47 — the average across the Southern Indiana towns tracked on this site over the last twelve months.

The Indiana side is steadier than Kentucky. Nothing moved in under four weeks, but nothing dragged either — the whole range is 19 days wide against Kentucky's 44. Sold-to-list ran from 97.2% in Borden to 101.3% in Charlestown, where most of what closes is new construction.

Is it faster to sell in Louisville or Southern Indiana?

The typical Louisville-area market I track averaged about 46 days to contract over the last twelve months; the typical Southern Indiana town averaged 42.

The spread matters more than the middle. Kentucky runs from 31 days in Okolona and Highview out to 75 in Radcliff — a 44 day gap depending on which ZIP code you are in. Southern Indiana is slower in the middle but tighter end to end, from 28 days in Borden to 47 in Charlestown. A number pulled from the whole metro will not tell you what your street is doing.

Kentucky neighborhoods: GLAR, closed residential, trailing twelve months to October 2026. Southern Indiana towns: SIRA MLS via Matrix, closed Residential/Farm, same trailing twelve months, searched by town rather than ZIP. Averages computed from individual sales. Days to contract is measured from list date to contract date on both sides of the river. Months of inventory is active listings divided by average monthly sales.

What are homes selling for in your neighborhood?

What repairs are worth doing before listing?

The ones a buyer's inspector will find and a lender will require, ahead of cosmetic upgrades that rarely return their cost.

  • Roof, gutters and anything actively leaking.
  • HVAC, electrical panel and water heater safety items.
  • Peeling paint, missing handrails and other lender-flagged conditions.
  • Deep clean, declutter and light — the cheapest returns on the list.

Zillow Showcase

Zillow Showcase gives your listing an interactive floor plan, an AI-powered photo tour and elevated placement in Zillow search. Zillow's published analysis reports Showcase listings selling for about 2% more and averaging 79% more page views, 76% more saves and 91% more shares.

Lender co-marketing

Your listing advertises the monthly payment and the VA, FHA, USDA and KHC options next to the price, so financed buyers see what it costs them, not just the number.

Paid listing boosts

I spend my own money boosting your listing on social and the major sites, not just the MLS.

Professional photography and video

Buyers see the photos before they see the address.

Open houses promoted in advance

Open houses are scheduled around the first two weekends on market, and every visitor is signed in and followed up.

Staging advice, room by room

Staging advice happens before the photographer arrives, not after.

Cleaning and contractors

I keep a list of local cleaners and trades and line them up for you. Whether I cover that cost or you do is part of what we agree on when we set commission - same with staging.

Zillow figures are published by Zillow for comparable listings nationwide. Results vary by home, price point and market conditions; no specific sale price or timeline is guaranteed.

The listing plan, step by step

  1. 1

    The pricing conversation

A CMA is built by hand from closed comps in your ZIP code, before any repairs, photos or listing date are decided. It is free and carries no obligation.

  2. 2

    Pre-listing prep

A prioritized repair list separates what raises your price from what just spends your money, with cleaners and trades lined up.

  3. 3

    Staging advice

I advise on staging room by room before the photographer arrives.

  4. 4

    Professional photography and video walkthrough

  5. 5

    Zillow Showcase listing

Your listing runs as a Zillow Showcase with an interactive floor plan and elevated placement, where most Kentucky buyers start.

  6. 6

Open houses on the first two weekends

Open houses are promoted in advance, and every visitor is signed in and followed up.

  7. 7

    Lender co-marketing and paid boosts

Lender co-marketing and paid boosts run alongside the listing for as long as it is active.

  8. 8

    Showing feedback as it arrives

You get showing feedback as it arrives, not filtered at the end of the month, so a price or presentation change happens while it still helps.

If your search crosses the Ohio River, an Indiana purchase follows Indiana contract forms, disclosures and closing practice. Alexandria holds an active Indiana license and handles those transactions directly.
