Buy now or wait?

Four questions and where to reach you. Your honest read comes back on the spot — no waiting, no phone call.

What is the first step to buying a home in Louisville or Southern Indiana?

A lender pre-approval, before any showings, because it sets your real price range and makes your offer credible to a seller.

  • Pre-approval takes a day or two and tells you your real budget.
  • Your criteria get pinned down — price, area, must-haves — so touring is filtered rather than endless.
  • You almost certainly do not need 20% down. Kentucky lends up to $12,500 toward a down payment and closing costs, and Indiana has its own programs.
  • Not only for first-time buyers. On Kentucky's most common route repeat buyers qualify too, and the income limit starts at $147,350. See what is available.

What can I buy in Louisville and Southern Indiana at my budget?

Across the Louisville-area and Southern Indiana markets I track, median sale prices run from $159,900 in Wyandotte and Taylor-Berry to $725,000 in Prospect, so what you can buy depends more on your budget than on which side of the river you shop.

Kentucky neighborhoods: GLAR, closed residential, trailing twelve months to October 2026. Southern Indiana towns: SIRA MLS via Matrix, closed Residential/Farm, same trailing twelve months, searched by town rather than ZIP. Averages computed from individual sales. Days to contract is measured from list date to contract date on both sides of the river. Months of inventory is active listings divided by average monthly sales.

How long does buying a home take from offer to closing?

Typically 30 to 45 days from an accepted offer to closing when the purchase is financed, and less when it is cash.

  1. Offer accepted and earnest money deposited.
  2. Inspection, with the report going to you.
  3. Repair negotiation: repairs, a credit, a price change, or walking away.
  4. Appraisal ordered by the lender.
  5. Underwriting — no new credit accounts or job changes in this window.
  6. Final walkthrough.
  7. Closing and keys.

What does a buyer's agent actually do for me?

Four things: finds and screens homes, writes and negotiates the offer, manages inspection and appraisal deadlines, and keeps the file on schedule to closing.

  • Finds and screens homes so you tour the ones worth your Saturday.
  • Writes and negotiates the offer — this is where outcomes are won or lost.
  • Manages inspection and appraisal deadlines. Missed contingency dates cost buyers money and leverage more often than price does.
  • Keeps the file on schedule to closing.

Can I look at homes in both Kentucky and Indiana with one agent?

Yes — Alexandria is licensed in Kentucky and in Indiana, so a single search can include Louisville and Southern Indiana without a handoff.

See neighborhood market data and the communities served in Kentucky or Southern Indiana.

What does it cost a buyer to work with Alexandria?

The first consultation is free, and buyer compensation is set in writing in a buyer agency agreement before you tour a home.

On every offer I write, the first thing I negotiate is having the seller cover my compensation — before price, before terms. Most of the time they agree.

When a seller won't, nothing happens behind your back. We look at the real number together and you pick one of three:

  • Cover the difference yourself, if the house is worth it to you.
  • Try to recover it elsewhere in the deal.
  • Pass and keep looking. There are always other houses.

You make that call with the figure in front of you, not at the closing table.

If your search crosses the Ohio River, an Indiana purchase follows Indiana contract forms, disclosures and closing practice. Alexandria holds an active Indiana license and handles those transactions directly.
