New Construction

Buying new construction? The sales agent in the model home represents the builder — not you.

New construction is a different transaction. Different contract, different timeline, different leverage, and a sales office that works for the person selling you the house. I have walked clients through it from bare lot to closing table on both sides of the river, and the questions below are the ones they actually asked.

Do I need my own agent to buy new construction?

No law requires it, and you can walk into a model home alone. What you should know before you do: the sales agent in that model home is employed by or contracted to the builder and represents the builder's interests in the transaction. If you want someone representing yours, bring your own agent — and bring them to the first visit. Most builders require your agent to be present or registered on that first visit in order to stay on the file at all.

Who pays my agent when I buy new construction?

Most builders offer compensation to a buyer's agent, and it is built into the price of the home rather than added on top. Since the 2024 NAR settlement rules took effect, you and I agree my compensation in writing before I show you anything, so if a builder's offer does not cover it, we handle that up front instead of at the closing table. What you should not assume is that showing up unrepresented gets you a discount. The builder's price is the builder's price.

Should I use the builder's preferred lender?

Builders frequently offer real incentives for financing through their preferred lender — closing cost credits, upgrade allowances, and rate buydowns that can be well below what you'd get on your own. Those are worth taking seriously. They are also not free. An incentive is part of the overall deal, not money on top of it, and the rate is only one number on the sheet. We compare the full cost side by side — rate, points, fees, and the incentive together — before you commit.

A builder can tie an incentive to using their lender. What they cannot do is make using that lender a condition of buying the home.

Can you negotiate with a builder?

Usually not on price, often on everything else. Builders resist price cuts because a lower recorded sale price affects the appraisals for every remaining home in the community. What they will move on is closing costs, rate buydowns, appliances, finishes, lot premiums, and standing inventory that is already finished and sitting.

Does new construction cost more in Louisville?

Yes, substantially. In Jefferson County over the last twelve months, homes built in 2024 or later closed at a median of $397,211 against $280,000 for the county overall — $117,211 more, about 42 percent. New construction accounted for 656 of 10,354 closed sales, roughly 6 percent of the market. There were 226 active new-construction listings, about 4.1 months of supply against 2.8 months county-wide, so buyers looking at new construction have more to choose from and more room to negotiate than the headline market suggests.

Do new construction homes need a home inspection?

Yes, and ideally more than one. A pre-drywall inspection, while framing, wiring and plumbing are still visible, catches what nobody can see once the drywall is up. A final inspection before closing catches the rest. New does not mean flawless — it means the problems are new too. A builder's warranty is a reason to document everything, not a reason to skip the inspection.

What do clients and builders say about buying new construction with Alexandria?

“

Alex and I connected a few years ago after she posted something about homeownership on social media. I reached out to understand what it would take to get prepared. I knew I wanted to buy a home but I was not ready. Fast forward 3-4 years later, since that initial conversation of my personal dreams - Alex began to send me information a few times a year about homes, loan specials, grants for first time home-buyers, workshops for those interested in home ownership, etc. She was intentional in her relationship building efforts and that meant a lot to me. I value people who pour into others even if it means there is no direct benefit for them to do so. I equally value women in business who don't hoard what they know and want to see you thrive as well. Contractually, she's my realtor currently BUT Alex was my realtor before she was my realtor because of how she'l operates. I felt cared about as a client at every point of the experience. If you're looking for someone who is patient, kind, resourceful, will ask the questions that you may not know to ask, will negotiate well on behalf of you as the buyer/seller - Alex is a great option for you. Most importantly, I had one thing in mind and Alex introduced me to more options through her knowledge. She helped me to make my money work in my best interest and I couldn't have had a better deal or agent to help me get there. I feel so blessed walking into my new build today with my family today as a new homeowner! Thank you to Alex for helping to make it possible!

Alex really made my home buying experience quick and stress-free. She was extremely attentive to my needs and continued to communicate with me and the sellers throughout the whole process. Since I'm brand new to the area, she also provided her local knowledge and recommendations throughout Louisville that further helped with my home purchasing decision.

Alex has been phenomenal to work with while she represented her client during a home purchase. As a sales rep for a builder, I encounter a lot of real estate agents. Alex is honest, patient and truly has the buyer's best interest at heart. If you are looking for someone to represent you during your next real estate transaction, you cannot go wrong choosing Alex!! Extra kudos for quick responses!!!

Allie was such a great realtor and walked me through the process every step of the way! She is personable, friendly, and most importantly has your best interest at heart while trying to get you into your new home. She advocated for me to ensure everything was as it should be all the way to the end. She definitely made the home buying process less overwhelming and more of a positive experience. Highly recommend!

Moving from another state it is hard to get a vibe from someone you can not actually hold a face to face conversation with. I previously had a realtor that did not have my best interest at heart and wasn't really a great communicator. I was scrolling one day and search (Kentucky relator) that is where I seen Alexandria. As soon as I called she had an energy like she was excited to talk to me and she didn't know me from a can of paint. Being from out of town she had to do all the leg work trying to find a perfect fit for me and my family. She worked extremely hard to find me a new build home with the exact expectations I was looking for. She communicated extremely well with me, always answered the phone (even though at times I may have been difficult) and even expressed that I shouldn't worry so much. She remained positive even though some tough moments. I can go on and on about my experience, but you will be reading for days. Alexandria is the best realtor I had in the years I been purchasing homes. I would recommend her to the president himself if I could. Thank you for all you have done for me and my family. God bless you

Denzel
