These figures are drawn by neighborhood boundary, not by ZIP code. Old Louisville occupies parts of 40203 and 40208, and both of those ZIPs reach well past it — into Russell, California, Park Hill, Shelby Park and the University of Louisville campus. Measured by ZIP the median here would read far lower. Measured inside the neighborhood's own boundary it is $335,000. The line used is Broadway to Cardinal Boulevard, Interstate 65 to Ninth Street.

Who lives in Old Louisville?

The Census Bureau publishes its figures by ZIP code tabulation area, and Old Louisville does not match one. The neighborhood sits across parts of 40203 and 40208, and both of those areas extend well beyond it, so population and income figures for either ZIP would describe a much larger area than this page covers.

Where exactly is Old Louisville?

Old Louisville is the historic district directly south of downtown, running from Broadway south to Cardinal Boulevard and from Interstate 65 west to Ninth Street. It sits inside parts of ZIP codes 40203 and 40208 but makes up only a fraction of either one, which is why the numbers on this page are measured by the neighborhood boundary instead.

Broadway is the northern edge and the dividing line with downtown. From there the district runs south to Cardinal Boulevard, where the University of Louisville's Belknap campus begins. Interstate 65 forms a hard eastern wall; Ninth Street is the western edge at the top of the district, narrowing toward Seventh as it runs south.

Third and Fourth Streets run the full length of it. Central Park and St. James Court sit near the middle, and the blocks immediately around them are where the restored mansions trade. The northern end, between Broadway and Kentucky Street, is a different market from the blocks south of it — more institutional property, more apartment conversions, lower prices.

What is Old Louisville actually like?

Old Louisville is a buyer's market right now, and it is the only neighborhood on this site I would say that about.

Twenty homes are listed against twenty-nine sales a year. That is 8.42 months of inventory. For comparison, Springhurst is at 1.68 months and Fern Creek is at 2.52. Six months is the conventional dividing line between a seller's market and a buyer's market, and Old Louisville is a third past it. Sellers here are getting 96.3% of asking — the lowest figure of any neighborhood on this site.

That is a supply story, not a knock on the housing stock. Fifty-seven homes sold here in the last twenty-four months, while the number of homes for sale did not fall with it. When listings outnumber buyers by that margin, prices give.

What it means depends on which side of the table you are on. If you are buying, this is the most negotiating room available anywhere in the metro right now, in a neighborhood where $335,000 is the middle of the market. If you are selling, pricing matters here more than it does anywhere else on this site — the market will not absorb an ambitious list price the way Springhurst or St. Matthews will.

What schools serve Old Louisville?

Old Louisville is in Jefferson County, served by Jefferson County Public Schools. JCPS uses a school-choice system rather than strict address-based zoning: your address identifies a school that serves it, and families apply during an annual window that also includes magnet and optional programs. Use the district's SchoolFinder to see the options for a specific address.
